# BXP Moat

Status: published. Policy: company-analysis-1.

BXP has a limited, location-based moat in its premier gateway-market workplaces, supported by disclosed rental and occupancy outperformance, substantial leasing activity and long-term contractual demand. Pricing power is mixed: reported rental premiums support differentiation, but the passages do not quantify renewal rent increases after concessions, and operating expenses outpaced same-property revenue growth. Similar competing properties, sublease availability and changing office demand constrain durability. The evidence supports a narrow advantage, with considerable uncertainty about its magnitude.

Control of established premier workplaces and development sites in gateway markets provides location and entitlement advantages. BXP reports that its premier workplaces outperform broader local office markets on rents and occupancy; executed leases provide additional evidence of current demand. Undeveloped capacity is potential growth, not an existing earnings advantage.

Durability: Existing property control and non-cancelable leases support persistence over multiple years. Third-quarter 2025 leases had a weighted-average term of approximately 7.9 years. These contracts protect contracted demand but do not establish durable pricing power when leases expire. Reported market outperformance is qualitative and issuer-sourced.

Risks: Substantially all properties compete with similar local properties, including tenant subleases. Competitors can offer lower rents, while hybrid work and reduced space utilization could weaken demand. Renovations, tenant improvements and concessions can consume the economic benefit of headline rents. Site capacity does not establish profitable development economics.

Invalidation: The advantage would be undermined by sustained disappearance of rental and occupancy premiums versus comparable local properties, repeated lease renewals at lower effective rents after concessions, or declining occupancy despite increased tenant spending. Development impairments or inability to obtain viable entitlements would weaken the site-control component.
