# Kimco Realty Moat

Status: published. Policy: company-analysis-1.

Kimco demonstrates strong current leasing demand and realized pricing: comparable-space cash rent spreads were 11.3% in first-quarter 2026 and 13.1% in the second quarter, while pro-rata occupancy reached 96.4%. These results strengthen the evidence for pricing power. However, the passages do not establish how much reflects durable property scarcity rather than favorable market conditions. Location advantages are plausible, but tenant dependency, competitor-relative superiority and long-term barriers remain unproven. Competition risks do not establish realized competitive weakness.

## intangible_assets

Potential location and entitlement advantage: Kimco owns suburban shopping centers concentrated in major metropolitan markets and has obtained residential entitlements. Positive comparable-space rent spreads and high occupancy demonstrate current tenant demand, but do not establish that these assets confer a durable competitive moat.

Durability: Existing properties and entitlements may support lasting differentiation. However, barriers to entry and limited new supply are management assessments; the catalog does not quantify competing supply or demonstrate sustained location-specific pricing superiority.

Risks: More convenient or cheaper competing centers can pressure renewal terms. Retail disruption, tenant credit deterioration and ongoing redevelopment costs can erode property economics. These are disclosed risks, not proof that erosion has occurred.

Invalidation: The location-advantage hypothesis would weaken if comparable-space renewal and new-lease spreads became persistently nonpositive alongside falling occupancy, or if maintaining rents required materially increasing tenant allowances and redevelopment spending. Evidence that equivalent competing space is readily available would undermine the scarcity premise.
