# MGM Resorts International Moat

Status: published. Policy: company-analysis-1.

MGM has a narrow moat centered on existing gaming permissions, supported by its established resort operations. Macau concession rights extend through December 2032, subject to termination and redemption provisions and substantial investment obligations. Reported Macau market share and luxury-property performance support current differentiation, but do not establish broad pricing power or strong customer dependence. Recent earnings pressure, expanding licensed competition and realized impairments show erosion. Osaka and digital expansion remain potential advantages.

Existing gaming licenses and the Macau concession provide regulatory entry barriers. Established resort operations help commercialize those rights: MGM reported Macau market share above 16% in 2025 and improving performance at Bellagio and Aria. These support a limited current advantage; management's claims of superior resort quality do not independently establish superiority across the portfolio.

Durability: The Macau concession has a disclosed December 2032 expiry, but can be terminated or redeemed earlier under specified conditions. Maintaining the advantage requires continuing investment, regulatory compliance and competitive resort offerings. The passages do not establish comparable duration or scarcity for every domestic license.

Risks: Additional licensed resorts and expanded competing capacity can dilute the benefit of regulatory barriers. Macau investment and payment obligations absorb economic value, while escalating domestic rents constrain flexibility. Empire City's license impairment demonstrates that a gaming permission need not preserve its economic value. First-half 2026 segment earnings declines show operating pressure despite revenue growth.

Invalidation: The thesis would fail if material operating permissions were terminated or not renewed, licensing expansion removed meaningful entry constraints, or sustained loss of market share and demand showed that established licensed operations could no longer earn an economic benefit after required reinvestment and occupancy costs. Continued impairments and prolonged earnings deterioration across the established portfolio would undermine the thesis.
