# NVR Moat

Status: published. Policy: company-analysis-1.

NVR has a narrow cost and capital-efficiency moat supported by contractual limits on land exposure, predominantly pre-sold construction and an established panelized production system. Historical downturn profitability supports resilience, although comparative superiority is issuer-reported. Pricing power is weak: 2026 order growth and improved cancellations accompanied lower selling prices, higher lot costs and margin compression. The evidence does not establish customer lock-in, exclusive lot access or barriers sufficient for a wide moat.

## cost_advantage

Fixed-price lot purchase agreements typically require deposits up to 10% of lot purchase prices and permit withdrawal with losses limited to deposits. Combined with predominantly pre-sold construction and centralized panelization, this reduces capital exposure and supports construction efficiency. Contractual protection is demonstrated; the magnitude of cost superiority over competitors is not quantified.

Durability: The contractual model is documented across the 2023 and 2025 annual filings and remains in use in 2026. Existing production facilities and reported profitability through the 2006–2011 downturn support persistence through cycles. Neither the contracts nor production methods establish exclusivity or guaranteed durability.

Risks: Competition for lots can raise acquisition costs or require more direct development exposure. Deposit impairments are realized losses despite capped contractual exposure. Plant utilization declined to 45% in 2025, weakening operating leverage. Pricing pressure and higher lot costs compressed 2026 margins.

Invalidation: The thesis would fail if a material share of lot procurement shifted to ownership, guarantees or uncapped development obligations; if suitable lots could no longer be secured under deposit-limited agreements; or if persistent underutilization and deposit losses eliminated the model's capital and operating benefits across a housing cycle.
