Regency has a narrow, location-based moat supported by grocery-anchored properties, high leased occupancy and demonstrated rent increases on comparable leases. These results support current tenant demand and pricing power, while development approval requirements create some replication friction. The evidence does not establish local market dominance, exceptional durability or a cost advantage. Competition, redevelopment spending and tenant economics constrain the advantage.

Established grocery-anchored shopping-center locations provide a limited competitive advantage. The location-quality explanation is management's assertion, but 2025 comparable cash rent spreads of 11%, a 96.5% same-property leased rate and subsequent positive rental spreads demonstrate current commercial value. Development approval requirements provide some friction against replicating established locations, without proving local supply scarcity.

Durability: Physical locations and established centers can support a persistent advantage, and disclosed operating results extend through June 2026. Continued renovation, redevelopment and tenant demand are necessary; the passages do not establish a protected competitive position over decades.

Risks: Numerous landlords and grocery chains compete for tenants and sites. Alternative shopping methods can weaken demand. Approval requirements also impede Regency's own projects. Higher tenant costs, construction spending and geographic concentrations can erode returns even when rents rise.

Invalidation: The thesis would be undermined by sustained negative comparable cash rent spreads alongside falling same-property leased occupancy, or persistent same-property NOI contraction despite reinvestment. Evidence that competing centers readily absorb Regency's tenants at comparable terms would also invalidate the location-based advantage.
