# Simon Property Group Moat

Status: published. Policy: company-analysis-1.

Simon has a narrow location-based advantage, supported by 96.4% occupancy and a 4.7% increase in base minimum rent per square foot in 2025. Non-cancelable leases protect contracted revenue, but do not establish lasting tenant dependence. Competition, retail substitution and limited evidence of location scarcity constrain durability. A wide moat is unsupported.

## intangible_assets

Control of desirable retail locations supports tenant demand and some pricing power. This is an inference from observed occupancy and rents, rather than proof of unique sites or superior economics versus competing landlords. Location rights are the relevant asset; brand strength is not established.

Durability: High occupancy alongside higher base rents supports a current advantage. Approximately $19.7 billion of non-cancelable minimum lease consideration at December 31, 2025 provides multiyear contractual protection. Neither those contracts nor the supplied operating history establishes exceptional long-term durability.

Risks: Online substitution, competing retail formats, tenant bargaining power and changing location preferences can erode demand. Some properties already have vacant space. Higher tenant allowances or concessions could offset headline rent increases. Management's claims about property desirability and acquisition synergies exceed the demonstrated evidence.

Invalidation: The thesis would be invalidated by sustained declines in comparable-property occupancy and effective rents after tenant allowances and concessions, especially if accompanied by declining property NOI and repeated inability to relet expiring space on economically comparable terms.
