# Vici Properties Moat

Status: published. Policy: company-analysis-1.

VICI has a narrow moat from long-term, property-specific leases that bind tenants to its assets and provide contractual rent increases. Actual rent escalation and operating cash generation support this advantage. Pricing power is primarily contractual: fixed increases and CPI caps limit repricing flexibility. Tenant credit exposure, gaming competition and financing costs constrain durability; the passages do not establish exceptional asset scarcity or a funding advantage.

## switching_costs

Property-specific leases, including master leases covering multiple assets, create contractual switching friction. Tenants cannot simply substitute another landlord while avoiding existing obligations. Triple-net terms allocate property operating costs to tenants, and disclosed rent increases demonstrate monetization of these contracts.

Durability: Initial lease terms range from 15 to 32 years. The approximately 39.6-year weighted average includes tenant extension options and should not be treated as entirely committed tenancy. Contractual obligations support a durable current advantage, conditional on tenant solvency and enforceability.

Risks: Tenant financial distress could prompt defaults or renegotiation. Gaming competition and Las Vegas concentration expose underlying demand. Fixed escalations and CPI caps can limit inflation protection. The passages do not quantify relocation costs or establish that tenants lack alternative properties.

Invalidation: Material recurring rent concessions, defaults or early terminations; failure to collect scheduled escalations; or replacement leases requiring materially lower economic rents would undermine the advantage. Sustained tenant deterioration that makes existing obligations economically unenforceable would also invalidate it.
