# Welltower Moat

Status: published. Policy: company-analysis-1.

Welltower demonstrates strong same-store operating growth, substantial capital access and contractual protection in its leased portfolios. The passages do not establish that its data, operating platform or scale creates a durable competitive advantage in its core seniors housing business. Pricing power remains unproven because changes in rates, occupancy, acquisitions and portfolio mix are not separated. This is insufficient moat evidence, rather than demonstrated competitive weakness.

The portfolio data and Welltower Business System are potential underwriting and operating advantages. Reported same-store growth demonstrates operating achievement, but does not establish that proprietary capabilities caused that growth or are difficult to replicate.

Durability: Unestablished. Data collection across more than 2,500 properties provides breadth, but exclusivity, replication barriers and persistent competitive outperformance are not demonstrated.

Risks: Comparable local offerings, home-based alternatives, operator dependence and acquisition competition could erode returns. Management's claim of a lower cost of capital than peers lacks comparative financing evidence in these passages.

Invalidation: The proposed advantage would be undermined by sustained same-store underperformance against comparable local properties, no measurable improvement from platform adoption, or competitors reproducing its underwriting and operating capabilities at similar cost.

Bundled master leases and non-cancellable outpatient leases create current contractual friction and revenue protection. These protections do not establish superior resident retention or a company-wide moat.

Durability: Outpatient leases had an eight-year weighted-average remaining term at December 31, 2025. Master-lease bundling constrains selective renewal, but comparable competitor contracts and renewal outcomes are unavailable. These protections cover a minority of the 2025 revenue base.

Risks: Tenant insolvency can delay collections or limit claims. Outpatient dispositions reduce exposure to the segment with the clearest disclosed long-term contracts, while seniors housing operating represented 78% of 2025 revenue.

Invalidation: Material lease rejections, concessions or noncollection would weaken the protection. Evidence that comparable landlords routinely obtain equivalent contracts would invalidate treating these terms as a distinctive competitive advantage.
